As
a VIP Buyer, I guarantee that when you find the home you want to
purchase, I will negotiate on your behalf to help you purchase this
home for at least $10,000 less than the listed price (i.e. the price listed on MLS - Multiple Listing Service), or I will pay you up to $1,500 cash at the closing of the sale.
As your Buyer's agent I will:
Provide daily updates of all properties that meet your criteria
listed to the MLS by all broker's, with full addresses, Open Houses,
sold history, photos, mapping and more. All delivered to your email
each morning.
Negotiate on your behalf not the Sellers and when possible present your offer in person to the seller.
Provide referrals to attorney's, contractors, and home inspectors as needed.
Provide you with referrals to the best lenders to meet your individual needs.
Conditions:
You will obtain written pre-approval for a home loan from a lending institution within 15 days of the date of this guarantee.
You pay me absolutely no fees for my services. The seller will pay my entire commission on the home you purchase.
If I fail to negotiate a price for you of at least $10,000 below the
listing price, I will pay you the the difference up to $1,500
guaranteed cash savings at the closing of the sale of the home you
purchase. It's as simple as that.
If you are no satisfied with my services as your Buyer's agent, you
may cancel our agreement to represent you prior to making an offer to
purchase.
How is this possible? I have come to
recognize that Buyer's and Seller's alike are not interested in false
promises nor gimmicks. And much like taking your automobile to have the
brakes replaced, you expect your car to stop in a manner like it did
when it was new. Further would you expect the work to be performed
professionally, on time, for a dollar amount within the estimate given
and more importantly to be fully Guaranteed. I know I do. This is the
premise of my Guarantee.
